What I love and don't love about the Meadowview neighborhood in Temecula

Meadowview is one of Temecula’s most unique neighborhoods. Located right in the center of town, this neighborhood represents Temecula's first attempt at a master plan community. It is a unique part of Temecula that feels like you were dropped into this bucolic suburban neighborhood on the East Coast...or a movie set.

Gently rolling topography with custom homes on 1/2 to three-quarter acre lots mostly built in the 70s and 80s along with a smattering of newer custom build properties, it’s easy to see why people love it.

 

If you have kids, you have three of the highest ranking schools in the state of California within walking distance (one elementary, one middle school and one high school) although I wouldn’t encourage your kids to walk in this neighborhood because there are no sidewalks and the road is windy so it can be treacherous for pedestrians. 

 

Property taxes are super low because all of these parcels were developed before the advent of special assessments (also knows as "Mello-Roos") so if the price point seems a little daunting, just know that the $200,000 higher purchase price of what you’re paying compared to other neighborhoods is offset by a reduced property tax bill.

The 899 properties in Meadowview surround a giant 380 acre meadow of native habitat and trails that at one time was going be converted into a golf course, a proposal the neighbors killed, leaving the space open for people to walk, bike, or ride horses. Oh, and did I mention that this is an equestrian community. Not many of the residence have horses anymore, but, if you look closely, you can see vestiges of its equestrian past.

 

The downside for homebuyers is that most of the homes are 1970s and mid 80s era ranch style homes with low ceilings, chopped up floor plans and all the things we don’t like these days about floor plan layouts. The good news is these unrenovated properties can be a bargain if you look carefully.

 

If you have to have a newer style home with higher ceilings and more contemporary floor plan layouts, many of the properties were renovated in the last 20 years so being patient if you are in the market is a must if you’re looking for something that has a newer feel to it.

Bottom line: you cannot beat the "feel" of Meadowview. You and your family will be close to everything in Temecula but feel like you were living way out in the country. It is, without a doubt, my favorite neighborhood in all of Temecula.
